Why buy this home?

When people consider buying a home on The Wharf, they can often be undecided on whether they want a canal view or a view over Mentmore Park. Well, this one offers you both…

Located on the first floor, this rarely available design of apartment has a separate kitchen/breakfast room and lounge/diner. This makes the living accommodation considerably bigger than many of the other styles of apartments on the development.

As soon as you enter the apartment you are welcomed by a spacious entrance hall - an immediate clue to the overall size of this apartment. You will also notice that it is in superb condition, which is a theme throughout the property.

The kitchen/breakfast room is well stocked with storage units and has ample worktop space. It is in wonderful condition and due to its fantastic size, you can comfortably fit a dining table in here if you did not want to eat your meals in the lounge/diner. There is a fitted fridge/freezer, an electric oven with an electric hob over it, and a cooker hood. In addition to the fitted appliances, there is space for a washing machine and a dishwasher.

As you enter the lounge/diner you will catch a glimpse of the canal through the French doors which lead out to your balcony. The size of this room is impressive, it is currently home to both a two- and a three-seater settee alongside a six-seater dining table. A window, in addition to the French doors, allows plenty of natural light in which can be missing in some apartments.

You can enjoy a drink or read a book out on your private balcony, and it is your choice whether to position your chair to face the canal or the park – a choice many apartments simply don’t have.

The main bedroom is tastefully decorated in a contemporary style. There is a fitted wardrobe with additional space for bedside tables and drawers around a king-size bed. The main bedroom is service by an en-suite bathroom, fitted with a shower cubicle, a w/c and a wash hand basin.

Although the second bedroom currently has a single bed in it, it used to have a double bed when it was used as a guest room. Even with a double bed, there would still be room for a wardrobe and a chest of drawers. If you work from home then this room would be the ideal place to have a desk and a pull out day bed for when guests come to stay.

A modern, spacious bathroom with neutral colours consists of a bath with a shower over the top of it, a wash hand basin, a W/C, and a heated towel rail.

This executive development of apartments was originally built by ‘Redrow Homes’ and they have been popular on the re-sale market ever since. The location of the development provides everything that you would need on your doorstep, meaning you can leave the car at home and lower your carbon footprint. There is a choice of convenience stores, takeaways, restaurants and pubs just a short walk away, while Tesco and Aldi are just a little further on foot for those larger, weekly shops. Leighton Buzzard train station is approximately a 7-minute walk away meaning you can be in London Euston in under 40 minutes, a commuter’s dream. However, the key selling point of the location is its proximity to the Grand Union Canal. Leighton Buzzard town centre with its pubs, independent shops, cafés and restaurants can be accessed via a pleasant canalside walk in approximately 15 minutes. If you prefer a slightly longer walk, Stoke Hammond can be reached by going north and Cheddington by going south.

More about the location...

Linslade is an English town located on the Bedfordshire side of the Bedfordshire-Buckinghamshire border (and roughly a third-way between London and Birmingham). It borders the town of Leighton Buzzard, with which it forms the civil parish of Leighton-Linslade.

Linslade has no high street. Small, family run shops are clustered at the "Centre of Linslade", where three arterial roads converge to cross the canal and river. (Note, however, that Linslade's "Centre" is not its geographical centre.) Many of these buildings are Victorian in origin, as are all pubs, and the Hunt Hotel.

In recent years the area between the river and the canal has been redeveloped – adding Waitrose, Tesco, Aldi, and Homebase superstores. Other high-street stores and boutique shops, restaurants, bakery and butchers can be found in Leighton; or, failing that, at Milton Keynes. There are also corner shops.

Bedfordshire operates a three-tier education system, with Lower-, Middle and Upper Schools. Linslade has three Lower Schools (Linslade Lower, Southcott Lower, and Greenleas Lower) distributed relatively evenly across town; with a Middle School (Linslade Middle) and an Upper school (The Cedars) located opposite each other, on the edge of town.

The principal Leighton-Linslade facilities within Linslade are Tiddenfoot Leisure Centre, which includes a swimming pool and indoor sports courts; Leighton Buzzard Golf Club and Leighton Buzzard railway station.

Linslade has two semi-wild park areas. Linslade Wood (colloquially called Bluebell Wood) is a mature woodland dating back to at least the 16th century. Tiddenfoot Pit, a former quarry, turned into a lake and wildlife area. Both are managed by Greensands Trust. Stockgrove Country Park and Rushmere Country Park are nearby.

Additional there are parks suitable for teenagers to kick around a football, and for dogs to run about, as well as fenced off play areas for young children, containing slides and swings.

In 1963 the Great Train Robbery took place at a site near Bridego Bridge, between the villages of Cheddington and Linslade. Every time a Great Train Robber was caught law dictated that they had to be brought back to the small court house at Linslade to be charged.
