This fantastic sixth floor apartment is not just another shiny white square box in a new-build block. It comes with bags of character with one bedroom and a very spacious living room offering views of the bright lights of the city. The flat is well finished with a large modern open plan living, dining and kitchen area, complete with separate utility cupboard to host your household appliances.

What the owner has to say…

“My favourite thing about the apartment is enjoying a glass of wine on the balcony and taking in the often-stunning sunsets! Peregrine point is a small apartment complex. This means it’s much quieter and more homely than the larger impersonal new build developments I’ve lived in before.

The location is also great. Situated on top of the station square – it’s a peaceful area – but only a two-minute walk to Ponders End Station (Greater Anglia line with potential Crossrail 2 development) which will get you into Liverpool Street in 17 mins and Tottenham Hale in 5 mins, where I can get on the Victoria line or have access to the Stansted express.

Ponders End offers the best of town and country. From the amazing country parks nearby in Trent Park – to the high street stores, bars, and restaurants, not to mention the boutique shops and cafes in Enfield Town - it’s a brilliant place to be!”

OUTSIDE

There is also a communal garden to the rear providing a sun trap for those wanting to chill on a lazy Sunday afternoon. An abundance of local parks and attractions nearby to suit everybody’s taste.

LOCATION

The nearest rail stations is Ponders End situated on your doorstep, providing frequent trains to London Liverpool Street and Stratford. Ponders End has been proposed to be included into the next phase of Crossrail 2 serving between Broxbourne and Clapham Junction.

What’s it like to live in Ponders End?
One of the loveliest and most evocative areas of the Lea Valley, Ponders End is a jewel in Enfield's crown. Its splendid mix of truly urban and extremely rural is typical of this under regarded area, which is being affected, as all are, by the explosion of property in the last ten years and the investment and redevelopment of East London.
This is a startlingly pretty, green area filled with historical landmarks. The King George V and William Girling reservoirs sit nearby, providing lovely wetland walks, and the whole Ponders End area sits amongst the rolling greenery of the Lea Valley, which leads up out of London into Essex. There are several landmarks including Wrights Flour Mill (the oldest building in Enfield) and the Navigation Inn, which in 1899 was built as the Ponders End Pumping Station, regulating the flow between the two - the 'Overflow Channel' walk is one of the loveliest in London. New business developments include the Meridian Business Park, a strong local employer helping to re-energise the area.
