Why buy this home?

As you drive up Woodside in Aspley Guise it's hard to believe that both Woburn Sands High Street and The Square in Aspley Guise are both less than 0.5 miles away, due to the surrounding woodlands and peaceful setting. Woodview itself is believed to have been built in the late 1950's. It is a family home set over two floors and has an enviable plot with the garden overlooking the protected woodland.

Turning onto Mentone Avenue feels special as a tree-lined grass verge, which is not only aesthetically pleasing but also provides privacy, means the houses are set back from the private road. Woodview has a double-width block-paved driveway which offers parking for up to four vehicles. There is an integral garage with traditional, glazed side-hung doors offering essential storage or a space to be utilised as a workshop.

The porch offers space to greet guests and hang up coats before entering the entrance hall. Before you do, on the right is a door leading to the sizeable home office. Its size and location make it feel detached from the rest of the home, which is sure to be a benefit to those working from home as it makes it easier to detach from work at the end of a long day. Alternatively, this room could easily be used as a downstairs bedroom if required for elderly parents or guests.

The entrance hall is a wonderful size leaving plenty of room for a console table or dresser to display family photos. Within the entrance hall is a large storage cupboard which could be used as a larder or pantry. The kitchen/diner is at the rear of the house and offers the open entertaining areas sought after by most buyers nowadays. The wooden kitchen can be painted to suit your decor and style, meaning a more modern feeling could be created without having to replace the kitchen in its entirety. There is a range cooker with hood which is flanked by glazed units, as well as space for a dishwasher and American-style fridge/freezer. The peninsula separates the kitchen from the dining space and could double up as a breakfast bar if a new overhanging worktop was fitted.

The dining area is square in shape meaning sideboards and display cabinets don't have to be sacrificed for a formal dining table. Double glass doors lead to the living room making this space feel connected to the rest of the house. Off the kitchen is a utility room with further worktops, storage and space for both a washing machine and tumble/dryer. There is also a WC, an internal door to the garage and door to the garden making it an ideal entrance after a long dog walk in the surrounding countryside.

The living room has a gas fireplace, but also has an external chimney breast meaning a traditional solid fuel burner could be fitted subject to a flue being installed. The addition of a single storey extension to this room now provides two connected area that can be laid out for different purposes. The garden room at the back is the perfect reading spot due to the additional light coming in through the sliding doors which lead onto the garden. Alternatively it is a great place to simply sit and admire the mature garden. It's clear the garden is a labour of love for the current owners, with perfectly manicured hedges and trees and a flat lawn. Our favourite feature about the garden is the feeling that the woods are connected to your plot thanks to the unobstructed views. There is a further 'hidden' section of garden between the kitchen and utility room which is great for growing vegetables and bbqs without fear of the lawn being damaged.

A wraparound staircase leads to the first floor with a feature window and galleried landing. The master bedroom feels as though it has its own entrance hall before you reach the sleeping area. This space offers the opportunity to have a dressing table and also has the entrance to the ensuite which is half-tiled and has a shower cubicle and window. Off the sleeping area is a sizeable walk-in wardrobe meaning no further wardrobes are required which take up precious floor space. From the master bedroom there are lovely views over the woods and rooftops of neighbouring character homes.

The next bedroom along the landing is the second bedroom which has charming feature windows either side of the bed, as well as a main window overlooking the garden. There is a built-in double wardrobe as well as a storage cupboard. The third bedroom has a built-in double wardrobe leaving plenty of space for a double bed. The fourth bedroom can still fit a double bed being 8 ft wide (approx), but is smaller than the other two bedrooms meaning you may opt to use it as a large and comfortable single instead. These three bedrooms are served by the four-piece family bathroom which has a double shower cubicle as well as a bath, and is also half-tiled with a window. The loft is accessed via a hatch on the landing and has been plastered and floored. It feels like a habitable room (with the previous owners using it as one) but there is no fixed staircase. As such it provides space for storage or as a makeshift den for a younger child.

A viewing is required to fully appreciate the setting of this wonderful home, with its exclusivity being exemplified by the fact there has only been one sale in the road in the last 24 months.

More about the location...

Aspley Guise is located on the edge of the Woburn Estate and has a history dating back as far as 969. The name of Aspley Guise is believed to be derived from Aspen-Leigh meaning clearing in the aspen (alder) woods and from the de Guise family who owned much of the land during Tudor times and are best known through Mary de Guise, mother of Mary Queen of Scots. During the Second World War Aspley Guise was home to several 'Top Secret' facilities - mostly connected with the code-breaking operations at Bletchley Park and 'black-propaganda' broadcasting to occupied Europe from Woburn Abbey. Rumours abound about regular visits by Churchill and General de Gaulle and even that Rudolph Hess was initially interrogated here.

Although you get the sense of seclusion, there are a number of key facilities in the village such as a primary school, church, restaurant and pub. In neighbouring villages there are facilities such as lower and middle school, and the world renowned championship golf courses at Woburn Golf Club are less than three miles away. Secondary education is available in Milton Keynes, Ampthill, Leighton Buzzard and the Harpur Trust private schools in Bedford.

Nearby Woburn Sands is a small town situated just 6 miles south east of Milton Keynes City Centre and 2 miles from the M1, midway between London and Birmingham. The East West Rail link between Oxford and Cambridge is due to have stations within close proximity which will mean easy access north, south, east and west.

At the heart of the town is a thriving High Street extending into parts of Station Road and Aspley Hill. It offers a comprehensive range of shops and services, including several pubs and eating places and a Library housed in the Institute, one of the oldest buildings in the town. Within the community are three churches, schools, medical centre and dentist, and a considerable range of sporting and leisure activities and many local organisations as well as easy access by public transport to Milton Keynes City Centre and beyond.

Milton Keynes education is organised as a two-tier system of Primary (4-11) and Secondary (11-16+) Schools. Central Bedfordshire education is organised as a three-tier system of Lower (4-9), Middle (9-13) and Upper (13-16+) Schools. Situated in Woburn Sands are Swallowfield (Lower) School and Fulbrook (Middle) School. The Cedars (Upper) School in Leighton Buzzard is the nearest Upper School. All of the nearest Secondary/Upper Schools are Academies.

There are a number of pre-school and nursery education providers locally. Several independent Schools also serve the community.
